For years, the real estate industry has been conditioned to believe that growth comes from buying more leads. Spend more on advertising, compete with dozens of other agents for someone’s attention, and hope a small percentage converts into business.
I believe there’s a better way.
In my conversation with Oregon real estate professional Brad Eaton, we explored what happens when you stop investing in lead platforms and start investing in people instead. Brad hasn’t built his business by chasing strangers. He’s built it by creating a community that people genuinely want to be part of, and the results speak for themselves.
One of the things I’ve admired about Brad for years is that his client events aren’t marketing campaigns disguised as appreciation events. They’re simply an extension of who he is.
Long before real estate, he and his family hosted an annual Fourth of July celebration. As his business grew, his clients naturally became part of it. What started as a gathering of a few dozen people evolved into one of the largest privately organized fireworks shows in the Portland area, complete with a professional production team and thousands of attendees.
Most agents hear about an event like that and immediately ask, “What’s the ROI?”
That’s the wrong question.
The better question is whether you’re creating experiences people will remember. Brad understands that when you help families make lasting memories, referrals become a natural outcome rather than something you have to ask for. His business continues to grow because people remember how he made them feel, not because they received another postcard in the mail.
What struck me most during our conversation wasn’t the fireworks. It was everything that happens between the big events.
Brad regularly helps clients prepare properties with his own equipment. He clears overgrown acreage, hauls debris, tackles repairs, coordinates contractors, and solves problems most agents would simply outsource. His philosophy is straightforward: if he has the ability to save his clients money or help them earn more from a sale, he’ll do it.
That mindset makes him difficult to replace.
Consumers can compare commission rates. They can compare marketing packages. But it’s much harder to compare someone who consistently shows up, solves problems, and becomes an indispensable resource long after closing day.
Technology will continue to change our industry. AI will automate many tasks. What it cannot replace is genuine care backed by meaningful action. That’s where great professionals separate themselves from average ones.
One theme kept surfacing throughout our discussion: people are looking for professionals they can trust.
Brad doesn’t just work to earn referrals for himself. Every week he introduces clients to financial planners, contractors, CPAs, landscapers, and other professionals he believes in. His reputation is attached to every recommendation he makes, which is exactly why he insists on surrounding himself with people who share the same commitment to service.
