Beware the Race to the Bottom

By Justin Stoddart

The Threat

Too many professionals today feel pressured to compete on nothing but price and speed. With consumers using more self-serve tools than ever and big tech platforms positioning themselves between professionals and clients, many in real estate and lending are feeling increasingly commoditized.

And when the industry plays along—when we try to win business by being faster, cheaper, or more immediately available than the next person—we unintentionally reinforce the very dynamic that’s squeezing us.

My friend described a colleague who had fully embraced this model. He now lives glued to his computer, racing to respond to every online lead within minutes, afraid that any delay means losing the client. Weekends, evenings, family time—it’s all sacrificed in the name of speed. His success depends not on differentiation or expertise, but on how quickly he can react.

It’s a model that may get business, but it comes at a steep cost.
And it’s not the only option.

The Solution

A more sustainable path exists, and it begins with something deceptively simple: the door you walk through when entering a client’s life.

When you arrive via an online lead platform, you’re treated like one of many interchangeable options. But when you’re introduced through a trusted professional who already has credibility with that client, everything changes. Trust transfers. Loyalty increases. Patience grows. And suddenly, you’re no longer competing in a race to the bottom—you’re delivering value in a relationship built on respect.

This is why surrounding yourself with the right professionals matters. High-value partners—the ones who know their clients well and take the time to serve them intentionally—are the same people who will value you and endorse you with confidence. They aren’t playing the internet-lead volume game. They’re building careers on depth, not speed.

Imagine cultivating relationships with fifty such professionals—people you meet with regularly, learn from, and consistently support. Each of them knows your standards and trusts your expertise. Even if each one referred just a small handful of clients a year, your business would thrive through meaningful, reliable, relationship-based growth.

Now compare that to competing for attention from tens of thousands of strangers who don’t know you, won’t remember you, and will replace you the second someone else is faster or cheaper.

You don’t have to play the speed-to-lead game. You don’t have to live on call. And you certainly don’t have to compete on who can deliver the lowest price.

You can choose a better door—and build a better business on the other side of it.
